75 & 77 rue Gambetta
The building located on 75 rue Gambetta is co-owned by LMH (from 1st floor to the top) and a hotel. The 77 rue Gambetta is also co-owned by a supermarket (owner of the ground floor) and the State (storeys above). The office floors are vacant in both buildings.
The plots are located in the centre of the town between two streets, with a two-storey basement covering the entire surface area of the plot. The office complex on 75 covers 2,110 sq.m. of floor space and 60 underground parking spaces, while 77 has around 3,500 sq.m. and 100 parking spaces. The surface of the centre of the plot is completely sealed. These characteristics are important for the feasibility of the project. It will not be possible to remove the waterproofing from the centre of the block, in which it will not be possible to plant vegetation directly in the ground.
The site is located in the heart of the city, very close to public transport and shops, making it a strategic and sought-after location. The location makes it possible to create a mix of high-quality homes for people with low and middle income, in keeping with the surrounding environment.The pilot site is located at 75–77 Gambetta street, in the very centre of the city. It consists of two interconnected office buildings with a total surface of more than 5,500 m² and a two-storey basement offering over 150 underground parking spaces.
At present, the upper floors of both buildings are vacant. The centre of the plot is entirely sealed and impermeable, which makes it impossible to plant vegetation directly in the ground — a technical constraint that is central to the feasibility of the project.
Its prime location, close to public transport, shops and services, makes this site a highly strategic area for redevelopment. The project aims to transform it into a vibrant urban space, creating a diverse mix of high-quality housing accessible to low- and middle-income households, fully in line with the surrounding urban environment

Wonen Limburg Accent (WLA) has acquired the DSM-building headquarters at Het Overloon 1 in Heerlen, vacated since June 2024. It aligns with Heerlen's vision to repurpose surplus office space. The building is strategically located in the Eikenderveld neighborhood, adjacent to Heerlen's city center, on a 28,810m2 plot along a key access road, near a shopping centre, a Theater and a nature area, thus offering a unique blend of urban and green environments.
This investment is crucial for: testing new methods ; obtaining data and knowledge for the development of the joint strategy and the transnational training programme ; addressing housing needs and socio-economic; revitalization to address the shortage of highquality, differentiated social and affordable housing, and life-cycle resilient housing.
